Tercot Communities, Cityzen Developments and Fortress Real Developments have partnered on a single-family housing development located in the Bowmanville area of the Municipality of Clarington. The proposed subdivision is situated on the west side of Regional Road 57, south of Nash Road, in the Brookhill neighbourhood north of Highway 401 in Durham Region. The community will be comprised of approximately 190 homes.
The proposed plan includes 84 townhouses will feature lots with 20’ to 23’ of frontage, with the majority of homes ranging in size from 1,500 and 1,800 sf, with prices starting from about $365,000. The 106 singles on 40’ lots will average 2,400 sf, and will be priced from the high $500s.
As supply dwindles in the GTA via strong demand and the possible expansion of the Greenbelt (protected lands), some buyers will choose to live in condominium apartments, while others choose to look farther afield to find more affordable options. Areas like Halton Hills, West Gwillimbury, East Gwillimbury, Whitby and Ajax have benefited from this “drive to affordability”. Clarington is now also seeing more buyers from the City of Toronto, and western Durham region looking east for a new home.
